New Build Warranty Providers UK: NHBC, LABC Warranty and Premier Guarantee Explained

Not every new build comes with an NHBC warranty. Compare common UK structural warranty providers, how their cover is structured and what buyers should check before reserving.

A 10-year warranty is one of the features buyers commonly associate with a new build home, but the warranty provider is not always NHBC and the words "10-year guarantee" can make the protection sound simpler than it really is.

Different structural warranty providers operate in the UK. Their products can share broad features, such as an initial period when the builder is responsible for qualifying defects followed by insurance protection for certain problems later, but the exact wording, exclusions, limits and claims process depend on the policy issued for your home.

Is every new build covered by NHBC?

No. NHBC is one of the best-known new home warranty providers in the UK, but a newly built property can be covered by another recognised structural warranty provider.

That means you should not assume that two new builds have identical protection simply because both are advertised with a 10-year warranty. Ask for the name of the warranty provider for the exact plot and request the policy information before you become legally committed.

For homes sold by developers covered by the New Homes Quality Code V2, which applies to relevant reservations from 2 March 2026, the pre-contract information must include a summary of the home warranty cover and the contact details of the relevant warranty provider. What is a structural warranty provider?

A structural warranty provider supplies warranty and insurance protection for a newly built property under the terms of its policy. The developer normally arranges the cover as part of the construction and sales process rather than the buyer shopping for it like ordinary home insurance.

The provider may also set technical requirements for homes registered under its scheme and carry out inspections during construction. Those inspections are connected with the provider's warranty and risk-management process; they should not be treated as a detailed snagging survey carried out solely on the buyer's behalf.

Common new build warranty providers buyers may encounter

The UK market includes several structural warranty providers. The three below are examples buyers are likely to encounter when researching mainstream new build homes. This is not an exhaustive list and it is not a ranking of the providers.

NHBC Buildmark

NHBC describes Buildmark as its 10-year warranty and insurance cover for newly built or newly converted homes. Its current structure typically includes protection before completion in defined circumstances, a two-year builder warranty period and a further eight years of insurance cover for damage caused by defects in specified parts of the home, subject to the policy.

Because NHBC has its own technical requirements and a well-established homeowner process, buyers often use "NHBC warranty" as shorthand for new build warranty protection. That shorthand can be misleading when the home is actually covered by someone else.

LABC Warranty

LABC Warranty provides structural warranties for new homes and other forms of development. Its current homeowner information describes a structural warranty as separate from buildings and contents insurance and states that the developer should provide the buyer with a Certificate of Insurance.

LABC Warranty currently advertises 10 years of cover for new homes for sale. As with any provider, buyers should read the actual insurance product information and policy applying to their home rather than assuming that the headline term tells them everything.

Premier Guarantee

Premier Guarantee also provides structural warranties for newly built homes. Its current New Homes Warranty describes a 10-year cover period, with a two-year defects insurance period linked to the builder or developer followed by an eight-year structural insurance period, subject to the policy conditions.

What does a 10-year new build guarantee actually mean?

The phrase "10-year new build guarantee" is often used casually, but it should not be read as a promise that every problem will be repaired for ten years.

Many structural warranty products divide the period into stages. During the early years, the developer may be responsible for putting right qualifying defects. Later insurance cover is generally narrower and may focus on damage caused by defects in specified structural or weatherproofing elements.

  • The builder may have direct responsibilities during an initial defects or builder-warranty period.

  • The warranty provider may back up certain builder obligations or provide a resolution route, depending on the policy.

  • Later insurance cover may only apply to defined types of damage and defined parts of the home.

  • Minimum claim values, financial limits and exclusions can apply.

  • Wear and tear, lack of maintenance, cosmetic issues and damage covered by another insurance policy may be excluded.

That is why the policy schedule, certificate and full wording matter more than the phrase used in a sales brochure.

Are NHBC, LABC Warranty and Premier Guarantee the same?

No. They are separate providers with their own policy wording, technical requirements, claims arrangements and financial limits.

There can be similarities in how new home warranties are structured, particularly the concept of early builder responsibility followed by later structural insurance, but buyers should not treat one provider's exclusions or claim rules as if they automatically apply to another.

If you are comparing two developments with different warranty providers, ask your conveyancer to review the documents for both properties. The useful comparison is not simply which logo you recognise; it is whether the actual protection is acceptable for the home and mortgage you are taking on.

Does the warranty provider matter to your mortgage?

It can. Mortgage lenders have their own requirements for new build warranty schemes and professional certificates. A warranty being available does not automatically mean every lender will accept it for every property type.

If you are using a mortgage, give the warranty information to your broker or lender early rather than waiting until exchange. Your conveyancer will also need to confirm that the title, warranty and other new build documentation satisfy the lender's requirements.

Warranty provider vs developer aftercare

A structural warranty does not make the developer's after-sales service irrelevant. In the first months after completion, many issues will be reported to the housebuilder rather than treated as an insurance claim.

Warranty vs home insurance

Structural warranty protection and ordinary buildings insurance are different. A new build warranty is principally concerned with qualifying construction defects and related damage within its terms. Buildings insurance is designed for insured events such as fire, storm or escape of water, depending on the policy.

What should you check before reserving a new build?

  • Which warranty provider covers the exact plot?

  • What is the exact policy or product name?

  • When does the cover begin and end?

  • What must the developer deal with during the first part of the policy?

  • What changes when the later structural insurance period begins?

  • Which parts of the home are included in later cover?

  • Are there minimum claim values, excesses or financial limits?

  • What exclusions are particularly relevant to the property?

  • Is deposit protection included before completion and on what terms?

  • Does your intended mortgage lender accept the warranty arrangement?

  • Who should you contact first when a problem appears?

  • Will the remaining cover transfer to a future buyer if you sell?

Do not rely on a verbal statement that the house "has a ten-year guarantee". Ask for the documents and make sure your independent conveyancer sees them.

Which new build warranty provider is best?

There is no responsible universal answer for every buyer and property. The right question is whether the warranty on the exact home provides suitable protection, satisfies your lender and has terms you understand.

A recognisable provider is useful context, but it should not replace checks on the developer, individual plot, build quality, legal documents and after-sales arrangements.

The bottom line

Not every new build comes with an NHBC warranty, and not every 10-year structural warranty provides identical cover. NHBC Buildmark, LABC Warranty and Premier Guarantee are separate schemes with their own terms and processes.

Before reserving, identify the provider for the exact plot, read the policy summary, check the full documents with your conveyancer and confirm any lender requirements. Then combine that information with developer research and an independent inspection strategy.
